Personally, I wouldn't want to be dependent on rising house values in the next 1-3 years. This would be of paramount concern if I owned a new-build investment property in a brand new subdivision, some apartments/terraced housing, and property in 'derivative' cities (or towns, where prices move as a function of the direction of price movement in Auckland). Selling into fear (like right now) is no longer an option for many everyday investors - getting a plan in place to weather a short-term interest rate storm, now that's helpful. Personally, I can see a 'tick-shaped' recovery here with respect to property and the darker it becomes with the economy, the more whiplash some may experience when the re-bound occurs. Unless there's a qualitative and fundamental shift to how the current financial system works not just in NZ but in the rest of the world, we've already seen the playbook
